For agents · One per zip code

You sell houses.
We'll do everything else.

You didn't get into this business to design flyers at ten at night, or to write the follow-up email you've been meaning to send for three weeks. We run the marketing and the prospecting so you can do the part only you can do — and we only take one agent per zip code, so the person you're competing with for that listing can't hire us.

The honest version

Four things almost every agent is losing money on.

None of these are a failure of effort. They're what happens when one person has to be the salesperson, the marketer, the coordinator and the admin at the same time.

The database nobody touches

Every past client and old lead in your CRM is a repeat deal or a referral. Most agents contact them twice a year, and only when they remember.

The farm that isn't farmed

You have a neighborhood you want to own. Owning it takes consistent contact for a year. Consistency is the first thing to go in a busy month.

Open houses at half power

Your best lead source of the week gets a sign on Saturday morning and nothing else — no neighbor invites, no follow-up, no reason for anyone to remember you Monday.

Marketing done at 10pm

The listing flyer, the social post, the email — made tired, at the end of a long day, in whatever tool was already open. It shows, and sellers notice.

Pricing

Three tiers. Flat monthly. Cancel after ninety days.

No setup fee, no percentage of your commission, no annual contract. Ninety days minimum because that's how long it takes to be worth anything, then month to month for as long as it's working.

Foundation

$500/ month

Business development. The prospecting you keep meaning to do.

Includes
  • Database reactivation — every past client and dead lead worked back into contact
  • Sphere cadence built and run monthly, so you stop being the agent people forget
  • Farm-area outreach on a schedule that doesn't slip when you get busy
  • Just-listed and just-sold touches around every transaction
  • Monthly strategy call to point the next month at what's working

Class A

$1,500/ month

The full department. Brand, web, print, and priority on everything.

Everything in Growth, plus
  • Website designed and built — properly, and kept current, not a template you fill in once
  • Full brand identity — logo, colors, type, and a look that holds together everywhere
  • Print program — farm mailers, leave-behinds, listing presentations
  • Priority scheduling on every request, including short-notice listings
  • Quarterly deep review of what's producing and what to cut
The math

Two extra closings and the year paid for itself.

Class A is $18,000 a year — the top tier, everything included. A single transaction puts somewhere in the range of eight to fifteen thousand dollars in your pocket depending on price point and split.

So the whole question is whether a year of consistent prospecting, properly marketed open houses, a database that gets worked, and marketing that doesn't look homemade produces two more closings than you'd have had otherwise. If you think the answer is no, don't hire us. If you think it's obviously yes, the only real question is which tier.

$500Foundation — about one closing a year
$1,000Growth — about one and a half
$1,500Class A — about two
The rule

One agent per zip code. No exceptions.

The moment we take two agents in the same territory we're marketing you against each other, and neither of you is getting what you paid for. So we don't. When a zip is claimed, it's closed for as long as that agent stays with us.

It's also the honest reason to move before you're ready. There is exactly one seat in your farm and it belongs to whoever calls first — and if it isn't you, it's going to be someone you know.

Free · No obligation

Start with the audit. It costs nothing.

Before you pay us a dollar, we'll go through your web presence, your social, your database, your open house process and your marketing spend, and show you exactly what we find. Ninety minutes. You keep the findings whether you hire us or not.
